Renting in Malta: your questions answered

Agency fee, deposit, lease registration, utilities, renting before you arrive, students, pets and documents: clear answers from J&J’s Estate, a Malta real estate agency.

Which languages do you speak?

English, French and Spanish. The same person can follow you from your first message to the key handover, in the language you are most comfortable with.

How much is the agency fee for tenants?

For a long let, the tenant agency fee is 50% of one month’s rent plus VAT (18%), paid once when the contract is signed. There is nothing to pay before you have chosen a property.

How much is the deposit and do I get it back?

The deposit is usually one month’s rent. It is refunded at the end of the lease, minus any unpaid bills or damage beyond normal wear. When the lease is registered, you also have access to the Housing Authority Adjudicating Panel if there is a dispute about the deposit.

Does the lease have to be registered?

Yes. Residential leases in Malta must be registered with the Housing Authority. Registration is normally done by the landlord, and we check that it is in place.

What is the difference between a long let and a short let?

A long let lasts at least 12 months. A short let lasts at most 6 months and needs a reason, such as work, study or medical treatment, stated in the contract.

Are utilities included in the rent?

Usually not. Water and electricity are billed by ARMS. Ask us whether the property can be on the residential tariff, which is cheaper than the standard rate.

Can I rent before arriving in Malta?

Yes. We organise a live video viewing, send you the contract to sign digitally, and arrange the key handover on the day you arrive.

How fast can I move in?

Often within a few days. Once you have chosen a property and paid the first month, the deposit and the fee, you can usually move in on the agreed date, sometimes the same week.

Do you have an office?

We work across Malta by appointment, in person or by video call. Write to us on WhatsApp or by phone and we set up a meeting or a viewing at a time that suits you.

Do landlords also pay a fee?

Yes. Landlords pay their own agency fee for finding a tenant or a buyer, separate from the tenant fee.

Information for landlords

Can students rent for one semester?

Yes, with a short let: up to 6 months, with study as the reason stated in the contract. Many students also choose to share a flat to reduce the cost.

Are pets allowed?

It depends on the landlord. Some properties accept pets, others do not. Tell us about your pet when you first contact us and we only send you properties where it is welcome.

Which documents do I need to rent?

An ID card or passport, proof of income or employment (or of study for students), and sometimes references from a previous landlord or employer.

How do I start my search?

Browse the properties for rent, then send us your budget, area and move-in date on WhatsApp. We reply the same day with options that match.
