Student accommodation in Malta (2026): where to live, sharing and semester leases

By Steven Aumaitre, co-founder · Updated October 2026

Coming to Malta to study or for an Erasmus exchange? Here is where students usually live, how to choose between sharing and your own flat, what the law allows for a one semester lease, and when to start looking, with live numbers from our listings.

Where do students live in Malta?

Msida is home to the main campus of the University of Malta, so it is the obvious choice if you want to walk to class. Gzira and Sliema, a short bus ride away, offer more shops, cafés and the seafront. San Gwann is quieter, close to the campus and often a little cheaper. Here is what is available in these towns right now.

Should you share a flat or rent your own?

Sharing a two or three bedroom flat with other students is the most common way to keep the cost down, and the rent and bills are split. Your own studio or one bedroom flat gives you more privacy and quiet for studying, but costs more. If you share, make sure everyone is named on the contract and agree on how bills are divided.

Can you rent a flat in Malta for one semester?

Yes. Under the Private Residential Leases Act, a short let lasts at most 6 months and needs a reason stated in the contract: study is one of them. For a full academic year, a long let of at least 12 months is the usual option.

When should students book accommodation in Malta?

Before the October intake. Flats near the university are most in demand in the weeks before the academic year starts, so the earlier you start, the more choice you have. Send us your dates and budget a few weeks ahead and we look for you.

How much do students pay when signing a lease?

Like any tenant: the first month of rent in advance, a deposit of about one month, refundable at the end of the lease, and the agency fee of 50% of one month’s rent plus 18% VAT. Water and electricity are usually not included and are billed by ARMS.

Can Erasmus students rent before arriving in Malta?

Yes. We organise a live video viewing, send the contract to sign digitally, and arrange the key handover on the day you arrive. You will need an ID card or passport and your proof of enrolment, sometimes with a guarantor or proof of funds.
